Urgent Maintenance Instructions
Please see list below of what constitutes an urgent repair under the Residential Tenancies Act
- A burst hot water service
- A blocked or broken toilet system
- A serious roof leak
- A gas leak
- A dangerous electrical fault
- Flooding or serious flood damage
- Serious storm or fire damage
- A failure or breakdown of any essential service provided by the landlord or agent for hot water, cooking, heating or laundering
- A failure or breakdown of gas, electricity or water supply
- Any fault or damage that makes the rented property unsafe or unsecure
- An appliance, fitting or fixture which is not working properly and causes a substantial amount of water to be wasted.
- A serious fault in a lift or staircase in the rented premises.
As a tenant its important for you to understand what is considered an emergency maintenance issue and what would be general non-emergency type maintenance. In an emergency situation where you are unable to reach our team to report the issue (weekends or holidays) we ask that you reach out to one of our approved emergency repair contractors. They are equipped with the knowledge of what to do in an emergency situation and should be able to help you in those times. Please see below for contact details

PLEASE NOTE: Our priority is that you and your loved ones are safe. Where appropriate if you are able to isolate the power (turning off at the meter box) or turning the mains water off (for a plumbing issue) this will help keep you safe and also assist in the emergency repair not being worse than it needs to be.
