When you are ready to apply for a property there’s a few things you should consider (and know). As a real estate agent and property manager its up to us to provide the property owner (landlord) with as much information as possible about you and your application. The landlord is going to be looking for 2 main things when they decide whether to approve your application or not. Those are:
Can the applicant afford the rent for the property?
Can the applicant show me they can care for the property?
Our application system is designed to capture as much information as possible about you and your tenancy history. We did this to make sure you have the best chance possible of a landlord saying YES to your application.
Some quick hints and tips on how to make your application stand out
Each person over the age of 18 years wishing to live at the property is required to complete an application and submit their identification and supporting documentation
If you don’t have a rental history as such make sure you put as much information about where you have lived so we can make an accurate assessment
If you have a pet its important we know a little bit about them – you can attach references, pictures and information if you want to!
Applications can take up to 2 business days to process but we aim to get you an answer as quickly as possible. For a quicker turnaround time its important you list all the accurate contact details (emails and phone numbers) for your referees
Give your referees a heads up that you have put their details down. We will reach out by email for a reference as part of the process.
If you are successful in your application you will be asked to pay your first two weeks rent and bond within 24 hours of the approval. If you are intending on applying for a bond loan or need to discuss the payment of your rent and bond please contact us before submitting your application (so we can work out a plan for you!)
